Description
California House new for 2008 offers high standard accommodation to sleep eight people in 4 double rooms, the 250 year old house is full of beams and character and all the rooms are large and spacious, parking for nine cars with private garden and electric gates.

A well behaved dog is welcome.

No smoking in the house.

Fully fitted kitchen 25ft x 18 with beams
Has old stone flagged kitchen floor which has under floor heating. Large dining table, settee and two chairs, bespoke old pine units with granite tops and Belfast sink. Dishwasher, gas Rangemaster double oven, microwave, fridge, real fire with huge fireplace.

Lounge with beams 26ft x 16ft
Has two large comfy settees, and swivel chair large coffee table with board games. Sky tv is available, which the same channel can be viewed in the kitchen.  All TV's are digital.

Comprises of a washing machine, tumble dryer, iron, ironing board and downstairs toilet.

You will find four large double bedrooms beautifully furnished, all with TV and DVDs, one en-suite with a double shower with a large watering can shower/steam room, his and her wash basins. Also has a built in dressing table.

An extra bed/travel cot can be added.

Main bathroom is luxurious, has a roll top bath, double shower, his and her sinks.

Outside.
Enclosed garden, garden furniture, parking for nine cars, double garage with electric gates. There is a freezer in the garage, only use of one garage which could hold a car plus bikes etc.

Dronfield
The town of Dronfield is delightfully situated completely encircled by "Green Belt" and only three miles from the Peak District National Park. The finest beauty spots of Derbyshire are within easy travelling distance and yet the town is only six miles equidistant from the busy commercial centres of Sheffield to the North and Chesterfield to the South. Califonia House is situated close to shops, bars, restaurants and a railway station, which are all within walking distance. Dronfield also boasts a large Leisure Centre, with swimming pool, squash and badminton courts, a fitness suite and sauna.

Chesterfield
This bustling historic market town is located six miles to the south of Dronfield where more than 200 stalls crowd the historic market place four days a week. The famous "Crooked Spire" of the church of St Mary and All Saints dominates the skyline, rising up some 228 feet the Spire leans 9 feet 5 inches from it's true centre.

Peak District National Park
England's first National Park lies to the west of Dronfield. It consists of 524 square miles of contrasting and breathtaking countryside and 5,000 miles of public footpaths. The area is renowned for hiking and for more adventurous, there is climbing for both beginners and the experienced.

Chatsworth House and Gardens
"The Palace of the Peak" stands in a magnificent setting on the banks of the River Derwent near Bakewell. It is the home of the Duke and Duchess of Devonshire. The estate includes beautiful gardens, cascading fountains, a farmyard, adventure playground and garden centre.

Bakewell
A market town famous for it's Bakewell Puddings, in the heart of the Peak District.

Haddon Hall
The country's most complete and authentic example of a 14th century manor house is near Bakewell.

Castleton Caves, Renishaw Hall, Revolution House at Old Whittington in Chesterfield, Ridgeway Cottage Industry Centre, Buxton, Bolsover Castle, Clumber Park, Hardwick Hall and Sheffield city centre for many attractions including the theatre and outskirts of the city giving access to the Meadowhall indoor shopping complex.

Angling
For all guests at California House, we are able to offer Free Coarse Fishing, and half price Fly Fishing for trout at nearby Barlow Fishery. This award winning fishery is situated approximately 3 miles away in the picturesque village of Barlow. Complete with 4 coarse and trout lakes, a log cabin and snack bar. Tackle can be hired by prior arrangement.

Terms and Conditions

Booking Procedure:
Once a provisional booking is received you will be sent a booking form. This will give full details of the booking including the payment due. It will need to be completed giving full names of all guests together with ages of children. Under no circumstances may you exceed the agreed number of guests to be accommodated. No children under the age of 10 allowed.  The booking form will need signing and returning together with any payment due. Once this is received you will be sent an e-mail confirming the booking and receipt of payment. Please note: the booking is not secured until payment of the deposit is received.

Payment:
A deposit of 20% is payable if the booking is made more than 6 weeks in advance. The booking form will detail the amount due. The balance is due 6 weeks in advance together with a damages deposit. The booking form will give the date for receipt of the balance.

Cancellation:
If you have to cancel the booking you will lose your deposit.  If you have to cancel within 6 weeks of arrival you may have to pay for the full cost of your holiday.  However, we shall make every effort to re-let California House then you may receive a refund.  Therefore, we strongly advise that you take out Holiday Cancellation Insurance to protect yourself.

We reserve the right to cancel your booking at any time if the house is subject to circumstances beyond our control before you arrive e.g. flood, fire or is unable to be occupied for any reason for the date you have booked. Under these circumstances you will receive a complete refund. However, no compensation in lieu of holiday can be paid.

Linen, gas & electricity:
All bed linen (with duvets) is provided together with bath and hand towels. All gas and electricity used is included in the cost of your stay.

Check-in and departure:
California House is available for check-in from 4pm and departure time is 10am.

Loss or damage:
California House will be thoroughly checked and cleaned on your departure and should any undue damage have occurred you will be required to pay for this.
